With its large open-planned living space and wide solid oak windows, there is plenty of room to enjoy this very comfortable property. Looking out over horse grazed paddocks, its peaceful location on our 100 acre stud farm, this property is finished to a high specification. Marble tiled bathroom with large bath, super kingsized beds and solid oak kitchen with Rayburn cooker. Sit back in the leather sofas and enjoy the woodburning fire while watching a film on the 48" TV with cinema sound system & Netflix..

Open planned living space with 3 large leather sofas, woodburning stove, large freeview TV with cinema sound, Netflix etc, Blue Ray DVD, WIFI . Fold back doors opening on to outside patio area & private fenced garden/lawn.

Open planned kitchen (tiled floors) with solid oak kitchen and worktop. Extending table to seat 8 people. Rayburn oven, halogen hob, built in double fridge & dishwasher, separate freezer, microwave, and washing machine/dryer.

Toilet and sink.

First floor

Bedroom 1:

Super kingsize oak double bed with side tables/lamps, Freeview TV, chest of drawers. Large oak full height windows.

Bedroom 2:

Room comes with 3 single beds, with two that are zip and lock to make a super kingsize double bed (+ spare single) if required.

Bathroom:

Large bath, toilet, sink, marble tiles, heated towel radiator.

Outside & Garden

Private Garden & Patio:

French doors from kitchen open on to a floodlit patio area surrounded by lavender plants with teak garden table and chairs. Lawned area, securely child fenced and private.

Parking:

The property has its own parking outside for two cars with plenty of space nearby for guests cars

We are set on a Horse stud in around 80 acres of horse and sheep grazed watermeadows

We are 5 minutes from the beautiful riverside village of Orford and 15 minutes from the Famous Snape Maltings Concert Hall and 20 minutes from the Coastal town of Aldeburgh & Thorpness. The area >

What's provided with your property

We want to ensure you have an enjoyable and comfortable stay with us. All our properties are finished to a high standard with large double beds, big baths, woodburning stoves and all the comforts you would wish for in a holiday property. If you have specific questions or requirements, such as disabled access or allergies to feather duvets please get in touch >

Bed linen:

All Sheets, duvets and covers etc are provided along with towels (two for each person)

Electricity, cleaning etc:

There is no additional charge for electricity, water or cleaning with your booking.

Wood:

We provide firewood, kindling and firelighters for you. Our wood is well seasoned and dry.

Kitchen essentials:

We provide washing up liquid, hand soap, drying up clothes etc and basic cupboard items (tea and coffee).

Other items:

We can provide as required travel cots, high chairs, bed guards & gas BBQ on request. Just let us know what you need when enquiring about a booking.
